“Void” does not mean it fixes itself
A clause that is void or unenforceable under New York law does not simply disappear because it is unlawful, and you generally cannot just ignore it. Setting it aside usually still takes action: a court, or an agency such as DHCR or DCWP. A flag on this page tells you a clause is worth asking about.
